Soundview Trail 

Soundview Trail is a mildly aged waterfront luxury community in Gulf Breeze, FL. It was started in 1979 but has homes as new as 2008. The square footage of these homes ranges from 1,500 to 4,629 SQFT with 2 bed 2 bath up to 5 bed 4 bath options.  These homes are on .15 to .77 acres and are on the South Side of Pensacola Bay. There has been 1 relisting in 2022 that was listed for $460,000. However, this could change with the current market and constant variations of the luxury housing market. 

Soundview Trail was started in 1979 as a luxury waterfront community however, there are multiple other names that this area has been called, such as Soundview Woods and Grassy Point Estates. We chose to use Soundview Trail as this is the name on the new sign in front of the community. With the homes directly on Pensacola Bay and facing Pensacola Beach, these owners have the opportunity to enjoy gorgeous views, waterfront property, and personal docks. Being an overall luxurious community Soundview Trail still does not have an HOA, and while not essential, this could be the leading cause for confusion with the name. When riding through Soundview Trail, you will notice the natural flowing layout beside the Bay and how it is behind Shoreline Park, which puts a natural separation from Soundview Trail homeowners and everyone else. Soundview Trail has two ingress and egress points connecting you directly to Shoreline Drive and Pensacola Beach Road.  It has underground power but no street lamps, curbs, or sidewalks. You can also see plenty of people outside, running, talking, or socializing during a nice day. Unlike most luxury neighborhoods, Soundview Trail has a more modern look and feel, with the homes having breathtaking designs and architecture. With the homes, there is no way to guarantee the interior features as multiple builders have most likely built the homes. All the units are on public water and public sewer, and while the subdivision is not within the AT&T Fiber Optic Internet Zone but does offer Internet 50(50 Mbps). Soundview Trail is off Shoreline Drive and Pensacola Beach Road in Gulf Breeze, Florida. This phenomenal location gives you direct access to Gulf Breeze Parkway (which connects Downtown Pensacola to Navarre) and Pensacola Beach Road (The Bridge to enter Pensacola Beach). This puts you only walking distance from Pensacola Beach and multiple parks while being 5 minutes to Chick-Fil-A, Publix, and the neighborhood Walmart and 15 minutes from the Locally Loved Navarre Beach. Living on Gulf Breeze Parkway also allows you to be near multiple shopping centers, restaurants, Andrews Institute, gyms, and other locally and nationally loved businesses. Soundview Trail is in the Gulf Breeze School Zone, which means these homes will place your children at Gulf Breeze Elementary, Gulf Breeze Middle, and Gulf Breeze High School.

To Summarize, Soundview Trail is a mildly aged waterfront luxury community behind Shoreline Park and off of Pensacola Bay. Soundview Trail has a more modern appearance and luxurious style than is typically seen in Gulf Breeze.
