Peake’s Point is a mildly aged extremely luxurious gated neighborhood in Gulf Breeze, FL. It was started in 1980 but has homes as new as 2023. The square footage of these homes ranges from 3,500 to 11,500 SQFT with 4 bed 3 bath up to 6 bed 7 bath options.  These homes are on .5 to 1.4 acres and are on the furthermost point of Gulf Breeze which is known as Fair Point. There has been only one relisting in 2022 and it was listed for $9,200,000. However, with the current market and constant variations of the luxury housing market, this could quickly change. 

Peake’s Point was started in 1980 as an extremely luxurious gated community on the furthermost point of Gulf breeze called “Fair Point”. The subdivision prides itself on its extremely luxurious homes, the most amazing views, the premier waterfront property, and its phenomenal location in Gulf Breeze. With the homes being directly on a naturally formed point, these owners have the opportunity of being on debatably the rarest land in Gulf Breeze with the most gorgeous views on the East Side of Pensacola Bay. Being an extremely luxurious neighborhood Peake’s Point does have an HOA and it isn’t cheap at $3,850 a year. While we have not had direct access to Peake’s Point because of security, satellite imagery shows a natural layout following the edge of the point. Peake’s Point only has one ingress and egress point that connects you directly to Shoreline Drive.  Our research shows it has underground power, street lamps, and curbs but no sidewalks however, this hasn’t been verified. Unlike most luxury neighborhoods in Gulf Breeze, Peake’s Point has a historic look and modern feel with all of the homes having breathtaking design and architecture. With the homes, there is no way to guarantee the interior features as the homes have most likely been built by multiple builders or had countless remodels. All the units are on public water and have a mix of septic tanks and public sewer. The subdivision is not within the AT&T Fiber Optic Internet Zone but does offer Internet 25(25 Mbps). Peake’s Point is off Shoreline Drive in Gulf Breeze, Florida. This phenomenal location gives you direct access to Gulf Breeze Parkway which connects Downtown Pensacola to Navarre. This puts you within walking distance from multiple parks, less than 10 minutes to Pensacola Beach, 5 minutes to Chick-Fil-A, Publix, and the neighborhood Walmart, and also only 15 minutes from the Locally Loved Navarre Beach. Living on Gulf Breeze Parkway also gives you the opportunity to be near multiple shopping centers, restaurants, Andrews Institute, gyms, and multiple other locally and nationally loved businesses. Peake’s Point is in the Gulf Breeze School Zone which means these homes will place your children at Gulf Breeze Elementary, Gulf Breeze Middle, and Gulf Breeze High School.
