Casablanca is a widespread community spread over a massive area in Gulf Breeze, FL. While we are not sure when the area first became known as Casablanca, the first homes built here were started in 1948, with new construction still taking place. The square footage of these homes ranges from 1,014 to 5,873 SQFT with 2 bed 1 bath up to 7 bed 3 bath options.  These homes are on .28 to 34 acres, with the community taking up a massive part of Gulf Breeze on the left side of the Naval Oaks Nature Preserve. There have been 47 relisting’s in 2022 that ranged from $307,000 to $2,000,000. However, with the current market, constant variations of the housing market, and massive inventory, this could quickly change. 

Casablanca could be considered a community or designated area that started around 1948 on the left of the Naval Oaks Nature Preserve in Gulf Breeze, FL. The subdivision prides itself on its multiple parks, family activities, mixed variety of luxury homes, terrific views, and a phenomenal location in Gulf Breeze. Some homes are directly on a channel, the North Side of Pensacola Bay and the South Side of Pensacola Bay. These owners have the opportunity of gorgeous views, personal docks on Pensacola Bay, and a family-friendly environment. Casablanca also offers the opportunity to not be under a pesky HOA, giving homeowners more freedom with fewer expenses.  When riding through Casablanca, you will notice multiple streets, a variety of homes, and a multitude of people walking around. Casablanca has multiple ingress and egress points that connect you directly to Fairpoint Drive and Shoreline Drive.  Depending on the area, it mostly has overhead power but also curbs, street lamps, and sidewalks. In Casablanca, there isn’t per se “the average home” as it has so many styles, sizes, designs, colors, and architecture, with some homes having breathtaking designs and architecture. With the sheer number of homes, there is no way to guarantee the interior features, as some homes have most likely been remodeled, updated, and built by multiple builders. Most homes are on Public Water, a mix between public sewer and septic tanks. Fairpoint Drive and Shoreline drive run through Casablanca in Gulf Breeze, Florida. This phenomenal location gives you direct access to Gulf Breeze Parkway which connects Downtown Pensacola to Navarre. This puts you within walking distance of multiple parks, churches, baseball fields, and more. It is also less than 10 minutes to Pensacola Beach, 5 minutes to Chick-Fil-A, Publix, and the neighborhood Walmart, and 15 minutes from the Locally Loved Navarre Beach.
